Plans for 94 new homes on the former site of Workington’s Marsh housing estate have taken a step forward.

Port Derwent Development LLP wants to build the homes between Curwen Road, running into Lawson Street and Town Quay.

Outline planning permission for the scheme was granted in August 2012 and the developer has now submitted further details to satisfy planning conditions.

The application includes details of play equipment, the design of properties and a construction management plan. An archaeological investigation and noise assessment have been carried out and plans for drainage provided.

The development would be built in five phases.

Work would begin in the middle of the site on the Curwen Road side.

The homes on the Town Quay side would be built last.

The houses would be a mix of 37 two-storey homes with two bedrooms, 39 small and eight large three-storey homes with three bedrooms and 10 semi-detached three-storey homes with four bedrooms.

A play area is planned as part of the development, along with 188 parking spaces.

In its original application, Port Derwent Developments LLP said the project would be “the next major regeneration scheme since the development of Washington Square that will redefine Workington and transform Derwent Howe’s post-industrial decline”.

The plans were originally lodged with the council in December 2010 but took some time to go before councillors because of negotiation about affordable housing.

A figure of just under 10 per cent affordable housing was agreed, lower than the usual 20 per cent, as the firm showed the project would not be viable with a higher level.

Councillors unanimously backed the plan in 2012.

The previous housing on the site was demolished in the 1970s and the land now belongs to the council.

The developer’s wider plans for the area include a waterfront leisure and housing scheme, to be completed in five phases, on land that extends to the end of the quay.
