Packed with charming original features, and situated in the oldest part of Cockermouth, this charming house now on the market is a Grade II-listed Georgian townhouse dating from 1760.

With accommodation laid out over three floors, it was the size of the property which first attracted Judy Adamson. She bought it in 1990 and lives there with partner Derek Roberts.

"I also liked the location, it's right in the town and so handy for everything," Judy said. "The school and hospital are off in one direction and the town and shops the other way - just two or three minutes' walk and you're on the main street."

Because the house is listed, she and Derek haven't carried out any structural work but have put in extra radiators, a new boiler, had work done on the roof and carried out general maintenance over the years.

Their property has a solid wood front door opening into a long hallway with original plaster coving. The good-sized lounge has two sash windows and opens to the kitchen which has a horseshoe of wall and floor units in cream.

At the end of the 17ft long entrance hall is a door to the outside. This door has the original fanlight over it and an arched opening with original plaster corbels giving access to a fine Georgian staircase - "Everyone who comes here is attracted to it," Judy said.

The staircase has a mahogany handrail and painted spindles and curves up past an arched window to the three-piece bathroom and on to the first-floor landing.

Here are a double bedroom with sash window and large built-in storage cupboard and a second room which could be a fourth bedroom but which Judy and Derek use as their main sitting room.

"It has a bay window and, like all the upstairs rooms, has original wooden panelling," Judy said. "The panelling is around the walls of the sitting room and also the walls and doors of the upper bedrooms.

"The sitting room upstairs is my favourite and we call it the panel room. It's nice because you can sit in the window and watch the world going by."

On the second floor of the house are the remaining two double bedrooms, both with panelled walls and sash windows. The bedroom at the front of the house has fitted open shelving and the other at the rear has a panelled built-in wardrobes.

Outside is an enclosed paved courtyard: "It's pleasant to sit out here in the summer and it's a great drying area," Judy said.

She works as a part-time housekeeper at the Cottage in the Wood on Whinlatter Pass and Derek is retired.

"Now that my daughter is married and living in Carlisle with the grandchildren the house is too big for us" Judy said. "We find that we're not using all the space so it's a natural downsizing process really.

"It's a big house to keep so we're hoping to move to a small cottage in the town but I will miss the space and our panel room."
