A PIECE of Cumbrian woodland is on sale for £1,500,000.

Johnby Wood, which is 230.03 acres in size, stands at an elevation of between 230 metres and 320 metres above sea level and the average rainfall for the area is in excess of 1200mm.

The property is in a restructuring phase and an area of 28.85 hectares has been planted with genetically improved Sitka spruce as well as a smaller area of Norway spruce and a mixture of native broadleaves along riparian zones.

The predominant species is Sitka spruce, the majority of which is now in its second rotation. Thinning has taken place in parts where there is now a significant standing volume of semi-mature Sitka spruce planted in 2002 and 1993.

There is potential further income from thinning or the crops may be left to reach maturity and clear felled at rotation age.

An area of mature Norway spruce near the main entrance gives some structural diversity and some income potential once the surrounding re-stock areas reach the required size or age.
